What makes the price, in Auron.
Ski-in/ski-out first: clipping on at the door creates a lasting gap, often 15 to 25 %, with an equivalent property away from the slopes. Then the residence services — concierge, spa, ski room — which, with Le Monde des Neiges, created a price category that did not exist in the resort.
Then scarcity: the snow front is built, land is counted, there are a few dozen transactions a year. Finally orientation, the view over the ski area or the valley, the floor, the condition, and common sense: a property at the right price sells within a season, an overpriced one waits.
What we observe this autumn.
Demand comes from Monaco, Nice and Italy, for ready-to-live-in, ski-in/ski-out properties with services. It exceeds supply at the top end, where stock can be counted on one hand: a penthouse, an exclusive chalet, three serviced-residence apartments.
In the middle segment, the village’s family apartments sell when they are priced right and presented with care; the ones that linger are those listed too high. We update this observatory every quarter; the next edition will appear in January, after the first weeks of the season.
