Auron.
Issue one. A village at 1,600 metres, the Mercantour next door, the sea ninety minutes away. What to know before buying there, written plainly.
A village born in 1937 that has kept its scale.
Auron, commune of Saint-Étienne-de-Tinée, Alpes-Maritimes, France. 44° 13′ N, 6° 55′ E.
The village sits at 1,600 m; Saint-Étienne, below, at 1,140 m. The Cime de Las Donnas, above, at 2,474 m.
The village was born in 1937, when a cable car, one of the first in France, lifted the first skiers towards Las Donnas. It has kept its scale: a square, a 12th -century chapel, Saint-Érige, and houses no taller than the larches. People live here all year. The shops open in winter and in summer.
From the hamlet of Roya, on the other side of the ridge, people say a woman’s face can be seen in the rock of Las Donnas. That is where the name comes from: the ladies.
The plateau faces south: the village gets the sun. The slopes face north and keep the snow. It is the ideal layout, and it is rare.
The Mercantour begins at the edge of the village.
135 kilometres of slopes, between 1,600 and 2,450 metres.
Four sectors answer one another: Las Donnas, Sauma Longue, Demandols and Lieuson. The slopes face north, in the shade that keeps the snow; the village, below, is in the sun. The ski area suits beginners as well as skiers looking for black runs and off-piste; you rarely find the queues of the big northern resorts.
In summer the ski area turns around: hiking, mountain biking, high-altitude lakes, and the Mercantour National Park starting at the edge of the village. The Bonette road, at 2,860 m, opens in the warm season; it is closed in winter.

The only resort of this calibre less than two hours from Monaco.
Nice and its international airport: 95 km, 90 minutes via the Tinée valley.
Monaco: 1 h 30 via the A8 motorway and then the Tinée; under two hours in any season.
You leave Monaco after coffee and ski before lunch. The road is open all year: the motorway to Nice, the Var valley, then the Tinée, which climbs in an hour from Saint-Sauveur to Saint-Étienne. From Nice airport you do not cross the city: the valley begins at the end of the runways.
We have written up the journey in detail, for those coming from the Principality and for those arriving from elsewhere.
Four neighbourhoods, four ways of living in Auron.
Buying in Auron starts with choosing a neighbourhood.
The snow front.
Skis at the door, shops and restaurants a few steps away, the most sought-after residences in the resort, Le Monde des Neiges and Le Vermont. The new gondola will leave from here. Prices are the highest in Auron, and rentals the best occupied.
The Chemin du Puy d’Auron.
Set back, on the heights: individual chalets on large plots, the view over the valley and the peaks, silence. A few minutes’ walk from the village. This is where the houses that are handed down are.
The Parcours de santé.
Chalets in the forest, among larches and firs. The calm is complete; you reach the village by a path under the trees. For those who want the mountain, not the resort.
The Route de Nabinas.
The widest variety in the resort: characterful chalets, high-standard apartments, singular properties, ten minutes’ walk from the centre. Generous volumes, gardens.
What is changing: a five-star hotel and a gondola.
Le Monde des Neiges, Auron. Five-star hotel and tourist residence, fifty apartments and suites, ski-in/ski-out, facing the Mercantour. International operator to be announced.
On the snow front, Le Monde des Neiges brings together a five-star hotel and a tourist residence of fifty apartments and suites, designed in burnt wood, stone and bronze, open onto the park. It will be operated alongside a major international hotel group, whose name is still to be announced. It will be the first establishment of this category in the Southern Alps.
A few metres away, a new gondola will leave from the snow front, on the Rioux slope; work begins in spring 2027. The project is approved and funded.
We do not predict prices. We observe that in resorts where a hotelier of this rank arrives and the lifts are modernised, nearby houses have always gained value. Auron is entering that moment.

Fifty apartments and suites, a spa, restaurants, skis at the door. Opening to come.
Prices, plainly.
We prefer figures to adjectives. Here is what we are presenting this season, and what it says about the market.
On the snow front, a 135 m² penthouse is offered at €2,000,000, just under €15,000 per square metre: that is the top of the Auron market. A three-bedroom apartment, also on the snow front, at €950,000. On the western slope, five minutes’ walk from the village, a 330 m² chalet at €3,950,000, €12,000 per square metre, with its spa bath and gym. A ski-in studio, €235,000. The covered parking spaces on the snow front are sold separately; they are scarce, and an investment in themselves.
Between these points, the market is tiered by neighbourhood, exposure and view. We will tell you, house by house, where it sits and why; and we will also tell you when a price looks too high to us.

Buying in France is simple, with the right support.
Three stages, two to three months, one notary.
French law protects the buyer at every stage, whether resident or not. Here is the path, as it really happens.
The offer, then the preliminary contract.
You make an offer. Once accepted, it becomes a compromis de vente, signed at the notary, which sets the price, the timetable and the conditions precedent. You then pay a deposit, usually five to ten per cent.
Ten days to think it over.
The law gives you ten calendar days after the compromis to withdraw, without giving a reason and without penalty. Then come two to three months: financing, surveys, planning checks, the municipality’s pre-emption right. The notary coordinates everything.
The deed, and the keys.
The final deed is signed at the notary. The balance is paid, ownership is transferred, the deed is registered. A buyer living abroad can sign by power of attorney; we arrange it with the notary and, if needed, the consulate.
Tax, in brief.
What follows is guidance, not advice. We put you in touch with a tax adviser who knows both sides of the border.
A second home in Auron pays property tax (taxe foncière) and the housing tax on second homes; in Saint-Étienne-de-Tinée they remain moderate. A Monaco resident pays no income tax in the Principality, but a property located in France remains subject to French rules: that is the first point your adviser will look at.
In a tourist residence with a commercial lease, such as Le Monde des Neiges, the buyer can recover the VAT on the price, one fifth, and depreciate the property under the furnished-letting status. That is what makes these apartments attractive for anyone who wants a pied-à-terre that works for the rest of the year. Here again, every situation must be checked.
And what cannot be measured.
Everything above, anyone can check. What we add is the house: the one not yet for sale, the exact light at five o’clock in January, and the honesty to say no.
