Auron, already at Chamonix prices.
The mountains outpace the sea: that is Knight Frank’s conclusion, reported by Le Figaro in June. Auron appears in no ranking. Yet it already commands the prices of the great resorts, driven by a clientele in which UHNWIs, the very largest fortunes, are ever more present. And it does so before it has even completed its move upmarket.

The mountains outpace the sea.
Over one year, luxury property prices rose by 4.6 % in French ski resorts, against 2.5 % on the coast, according to Knight Frank as reported by Le Figaro Immobilier. Méribel gained 9 % and ranks ninth in the world; Courchevel and Chamonix follow. By the sea, the strongest rise is in Saint-Tropez, +4.8 %. Paris manages +1.3 %.
“Climate change and changing lifestyles are profoundly altering the outlook of private investors, who now see ski resorts as relevant alternatives for full-time living,” writes Knight Frank. Over five years, mountain property has risen by 18.1 %, twice the national market, according to SeLoger, Belles Demeures and FNAIM.

Auron is in none of these rankings. Its prices, however, have caught up with those of the great resorts. The Expertimo network records an average of €10,118 per square metre in Chamonix and €9,753 in Megève. In Auron, quality properties trade between €8,000 and €15,000 per square metre, and the ski-in ski-out apartments in our collection are listed between €10,400 and €14,800, from the new two-bedroom apartment to the penthouse.
The reason comes down to distance. Auron is an hour and a half from Monaco, from Nice and from Nice Côte d’Azur international airport. For a clientele living on the Riviera, it is the major ski resort within a morning’s reach. That is where demand comes from, and it is strong.
An UHNWI clientele.
It is the clearest shift of recent seasons: the clients we work with in Auron are increasingly UHNWIs, ultra high net worth individuals, the fortunes above 30 million dollars that Knight Frank tracks. Alongside buyers from Monaco, the Riviera and Italy come Belgians, Australians and Londoners, who land in Nice in the morning and ski in Auron in the afternoon.
These buyers know Courchevel or Méribel, and those are the resorts they compare Auron with. They look for the same things: ski-in ski-out access, a first-rate apartment or chalet, services, discretion. They find them here, with the Mediterranean an hour and a half away. Their presence goes a long way to explaining the level of prices.
The resort has not finished moving upmarket.
All this while Auron does not yet have the après-ski offer of the Northern Alps resorts. High-end restaurants, bars, boutiques and spas are still few.
That is changing. The Monde des Neiges hotel is set to welcome an international hotel operator, with its restaurants, spa and boutiques, and the rest of the resort is also moving upmarket. Today’s prices are those of a resort that does not yet have its full offer. That is what makes the moment interesting.
What we take from it.
Buying in Auron in 2026 is not a bet on an unknown resort. It means buying at the price of the great resorts, an hour and a half from home, in a narrow market where fine properties rarely change hands. The collection presents a few of them: Chalet Ouest, the penthouse, and a new two-bedroom apartment at the foot of the slopes, completed at the end of 2026.
